The cost of maintenance VILLA RATES The cost of maintenance has increased by a large percentage, shipping costs have skyrocketed and St Barts imports 100% of what is sold here. The price for electricity has shot up as the Collectivity have raised their E-tax by 60%! This forced us to install Solar panels at a certain cost!! In addition, in the last year two years we have made several important improvements to the villa. New position for the spa, new kitchen, change the hurricane shutters, and new outside furniture etc. so as much as we would like to keep the rates low we have to increase them. We still believe that the Villa Henson is one of the best value rentals on the Island considering its unique views, its situation and being one of the most tranquil villas. So... High Season January the 6th to April the 15th- $7000 p/w Low Season April the 15th to the end of June and October the 1st to December the 21st - $5500 p/w (NEW) Summer Season July the 1st to August the 31st - $4500 p/w Christmas/New Year December 15th to 19th - 7000$ p/w December 19th to January the 5th- $10000 p/w Whilst rates are shown in USD 90% of expenses are charged to us in Euros. For last minute reservations: -20% (1 month) or -10% (2 months) or less to arrival We are closed in September as most of the island is too. All prices are + 5% Room tax RESERVATIONS You have 7 days from when you book to send the funds to confirm your booking
Short Stays: Minimum stay 5 nights. Payment in full on reservation. Short stays are supposed to be for fill-ins as 99% of bookings are for 7 nights or more. We will only accept a reservation for a minimum of 5 nights. Bookings can only be made 4 months before the arrival date. At our discretion, short stays of 5 or 6 nights can only be booked if there are at least 7 nights available one side of the reservation. A short stay can be reserved but we will not confirm the reservation until 4 months before the arrival date. The full amount has to be paid at that point and there will be no refund. If a 5 or 6 night reservation needs to be shortened there will be no refund. Short stays of 6 or 5 nights must be paid in full. There are no refunds in case of a cancelation.
Christmas/New Year Minimum stay 14 nights Last minute discounts are only available if there is less than 2 months to your arrival date. You may book 11 months in advance and youhave 7 days to rebook the same nights the following year. This is not available to Last Minute Discounts or short stay bookings of 6 or 5 nights. We require your home address. This is a French legal requirement. PAYMENT We use Wise bank for all US payments. We pay the bank fees for transfers when you use Wise Bank but bank charges will be applied to payments not through Wise Bank Payment is possible in *Euros by IBAN, or *GB Pounds by Bank details - please ask. Our rates are based on the USD. Changes may apply to other currency remittances. *We use the exchange rate from X-Rates.com
INVOICES We will send you our reservation form at the time of booking, which will have the bank details and what deposit is required. We will send you a "Deposit" invoice when any payment is made. We will send you a final invoice shortly after your departure. This is a French legal requirement.

TERMS AND CONDITIONS:
Use of the villa is at your own risk. Full instructions for most things in the Villa are in the info book folder or on the website (menu/more/villa instructions). Do not hesitate to contact us directly if there is a problem. We live in France and it is best to contact us by email. ( mail@villahenson.com ) RESERVATIONS - ARRIVAL and DEPARTURE Check in should be after 3pm and Check out before 11am The villa has two bedrooms and both are available to you. Maximum number of guests sleeping is 4 See above for rebooking. RATES and PAYMENT Rates are shown weekly in USD and extra days are charged pro-rata. Payment in Euros or UK pounds is accepted. Exchange rates will be determined at the time of payment, not at the time of booking. The methods of payment are in USD using Wise Bank or in Euros using Société Génerale. We recommend that payments are made using Wise Bank as we hold a USD account in the USA. The transfers are therefore very quick and we will pay our bank charges only with remittances to WISE BANK. Bank details will be sent to you when you reserve your stay. Reservations that span different rates are charged at the corresponding rates We offer a discount for last minute reservations of 10% if there are two months to the arrival date or 20% if there is one month or less. When enquiring we will hold an option for 7 days. We then require 30% non-refundable deposit to confirm the booking. The balance is required two months before your arrival date. Payments will be acknowledged with a deposit invoice and we will issue a full invoice if requested or if legally required shortly after your departure. DISCOUNTS Any discounts given are valid only for the following year. Last minute discounts are applied to that booking only. CANCELLATIONS BY YOU Cancellations: If a deposit has been received, this is forfeited if six months or less remain before the arrival date. If further funds have been received this is forfeited unless we are able to relet the booking dates. We will refund you the amount we receive less 25% (or the deposit amount, whichever is the greater.) You may transfer your booking to family or friends providing that the rental amount is fully paid. Should you cancel a booking for any reason and then decide to use the booking, the funds due must be fully paid as if the cancellation never happened. CANCELLATIONS BY US We may have to close the villa because or for example: Acts of God - hurricane damage or similar. Local road works that prevent access to our villa. Construction work that prevents clients access to the villa, whether by us, or a neighbouring terrain. We will give you as much notice as possible, and we will either refund you of any pre-payments for the reservation cancelled, or with your consent, carry your payment forward to another date. You may rebook for a date that we can guarantee will be available, in the usual way. This is why we strongly advice travel insurance.
TRAVEL INSURANCE We strongly advise insurance in case of flight delays or cancellations, illnesses, and Hurricanes etc. We will retain the initial deposit if there is six months or less to the Date of Arrival. We will return part or all of your other payments only if we find a replacement. We will deduct the difference between what you would have paid and what we can recover.
HURRICANES Hurricanes can be covered by insurance and we will not give a refund if you cancel because of a hurricane. If, in the unlikely event that a hurricane actually affects the island, you cannot stay in the villa. If you stay at the villa and the hurricane shutters are down, they will not open in the case of an electricity failure.You must go to the safe shelters available to anyone. There is one in Colombier, it is a large stone brick building on your left going towards Gustavia just before the road on your right that goes to Corossol. YOUNG CHILDREN We do not advise you come with young children as both bedrooms open onto the terrace and the pool. You must ask us first before paying your deposit. If you have friends who are invited by you and they have small children, you must ensure that the pool alarm is used and that their safety is respected by you.
POOL ALARM There is a swimming pool alarm. This is a French legal obligation. You are responsible for its use. Instructions are in the Villa info book or on the website (menu/more/villa instructions). You must test the alarm and sign the waiver in the Villa Info Folder. It is an infra-red beam that if crossed sounds an alarm. When using the alarm ensure that no terrace furniture is blocking the infra-red beam between the posts or it will sound when switched on. Whilst an alarm is an aid to safety, your eye and ears are the most important way of avoiding accidents. We decline any responsibility for all accidents in case the alarm is or is not not used. Care must be taken entering the pool as the tiles can be very slippery especially in the little round entry point.
VALUABLES There is a small safe in each bedroom and a larger one in the lounge. Each room's safe key is on the same ring as the room key. The lounge safe opens with the code that you input. See the Villa Book for instructions but Leave the lounge safe door open when you leave.
DAMAGES We do not have a damage deposit but expect any important damage to be paid for.
HOUSEKEEPER Our housekeeper will come every day except Sundays and French holidays. Please respect the check-in and check-out times as she has other villas to manage. If you need different check-in or check-out times please ask us first.
UTILITY ROOM If you wish to use the utility room please check with our housekeeper first as she needs the machines for your towels and bed sheets etc.
